Move-in & Move-out

Whether you're just getting settled or wrapping things up, here's everything you need for a smooth transition.

Move-in Checklist

Here's what to expect and what you'll need to do before and on move-in day.

Before Move-in Day

Sign your lease agreement
Pay your security deposit and first month's rent
Set up renter's insurance (this is required)
Transfer utilities into your name (electric, gas, water, internet)
Set up your tenant portal account for online rent payments

On Move-in Day

Meet with us for your move-in inspection
Walk through the property together and document existing conditions
Collect your keys, garage openers, and mailbox keys
Test all locks, light switches, outlets, and appliances
Note any existing damage on the move-in inspection form

Why the Move-in Inspection Matters

This is here to protect you. We document the condition of the property when you move in, so when you move out, you're only responsible for damage beyond normal wear and tear. Take it seriously, and take your own photos too. It's worth the few extra minutes.

Move-out Checklist

Follow these steps to get your full security deposit back.

Before Your Last Day

Give proper written notice as required by your lease
Schedule your move-out inspection with us
Set up mail forwarding with USPS
Schedule utility disconnections for the day after your lease ends

Cleaning & Preparation

Remove all personal belongings and trash
Clean all rooms, including inside cabinets and closets
Clean all appliances (oven, fridge, dishwasher, microwave)
Clean bathrooms (toilets, tubs, sinks, mirrors)
Vacuum carpets and mop hard floors
Patch small nail holes in walls
Clean the garage and any outdoor areas
Replace any burned-out light bulbs

On Your Last Day

Complete the move-out inspection with us
Return all keys, garage openers, and mailbox keys
Provide your forwarding address for security deposit return

Security Deposit Return

Your security deposit will be returned (minus any deductions for damage beyond normal wear and tear) within the timeframe required by Idaho law. The cleaner you leave the property, the more you'll get back. Pretty straightforward.

A Quick Tip

Take photos and video of the property before you hand back the keys. Compare them to the photos from your move-in inspection. If everything matches up, you're in great shape. If you notice something that wasn't there before, let us know. We'd rather sort it out together than have it come as a surprise on either side.
